Am I required to make my property available to Section 8?
You are not required to make your property Section 8. -
Are you licensed?
We are a licensed brokerage with licensed agents ready to help you list and manage your investment. -
Can I reach you after hours?
We are available during our business hours (9-5 pm). Should there be a maintenance emergency, we have a 24/7 Maintenance Call Center available for our residents to ensure safety at all times. -
Can you put the money directly into my account?
We direct deposit your rental proceeds on the 15th of each month. -
Do I get to see the lease or sign it?
As a licensed brokerage, we act as your agent on your behalf, signing the lease so you don't have to. Once all parties have signed, we will upload the lease to your portal. -
Do you sell real estate too?
We can absolutely help you buy and/or sell your properties. -
How is rent collection handled?
We encourage all of our residents to pay rent online to expedite the collection process. This allows for faster clearing times with the bank and quicker rental proceeds to our clients. -
How long of a lease do you sign?
We typically sign 1 year leases. However, depending on the time of year, we recognize that it is not ideal to have a vacancy in the middle of winter in Utah. We do our best to encourage lease terminations outside of the colder months and have leases expire anytime between March-October. This may mean 9, 12, 18 month or 2 year leases. -
How much security deposit do you charge the tenant?
The default is 1 month's rent. If the tenant is on the cusp of our rental criteria requirements (insert link on rental criteria) there is a strong possibility that we may require a larger security deposit to mitigate risk. -
How soon can you start managing my property?
We are available to begin management when you are! We will require that your unit is in "Rent Ready" condition and help you should your property need assistance. -
What type of properties do you manage?
We manage single-family, and small to mid-size multi-family complexes. We also manage commercial and office space. -
What type of reports do I get and how often?
Each month they can log in to the owner portal to see the income reports. If you need additional reports, we are happy to accommodate your requests. -
Who holds the tenant security deposit?
Acadia Property Management holds all security deposits in a trust account. Security Deposits are the residents money held in trust until move-out. Acadia Property Management recognizes that In Utah, the collection and return of security deposits are primarily regulated under Utah Code ยง 57-17-5.
